The STRA Property ID is required to legally operate and advertise a short-term rental property in NSW.


Do I need to add an STRA Property ID Number?

The STRA Property ID applies only to short-term rental accommodation providers in New South Wales. If applicable, provide your STRA Property ID Number in the space provided using the following format - PID-STRA-XXXX. This field accepts only numerals and hyphens.


Who needs an STRA Property ID?

The STRA Property ID applies to all property owners and managers in New South Wales who rent out their property, or a portion of it, for short-term stays of 21 consecutive days or less. This includes:

  • Holiday Homes: Entire properties rented out for short stays.

  • Individual Rooms: Single rooms within a home that are rented out for short stays.

  • Apartment Rentals: Apartments offered for short-term rentals.

  • Other Short-Term Accommodation: Any other type of property listed for short stays.

If you are operating a short-term rental property in NSW, you are legally required to obtain a STRA Property ID.


How Do You Get a STRA Property ID?

To obtain a STRA Property ID, follow these steps:

Register Your Property: Visit the NSW Planning Portal and register your property for short-term rental accommodation. You will need to provide details about your property, including its address, type, and any relevant compliance information.

Compliance Check: Ensure your property meets the STRA Code of Conduct and all safety requirements, such as having working smoke alarms, fire extinguishers, and clear evacuation plans. The portal will guide you through these requirements.

Obtain Your STRA Property ID: Once your property is registered and compliant, you will be issued a unique STRA Property ID. This ID must be included in all advertising and listings for your short-term rental property.

Display the ID: Use the STRA Property ID in any online or offline advertisements, including on booking platforms, websites, and social media. This ensures that your property is legally compliant and easily identifiable.
